Linleigh Sidewalk Remediation
After further consideration by the Amberleigh Operations Committee and the Board of Directors, the sidewalk work previously installed along Linleigh Way will be corrected to match the width of the unaffected walkways and the grassy verge area will be restored. Water meter boxes (the circular tubes) will also be trimmed to grade so covers will be level to the soil and sod that will be installed in the affected verge areas. Download this notice as a PDF. The project is scheduled to take place in Three Phases: Phase One: Sidewalk and concrete work is scheduled to begin on Wednesday, October 15th (weather permitting). There will be a safety tape and notice reminder set out the day before work is scheduled to remind residents about parking. All vehicles parked on Linleigh Way in spaces that face a sidewalk area will need to be removed BEFORE 8 AM on the day work is to take place. Vehicles may be parked in the eight spaces that face the Linleigh Way mailbox island or along the Casperson circle area. Normal parking will resume after the concrete work is compete. Residents returning home from work after 5 pm should be able to park as they usually do. NVM Paving is the contractor and anticipates having the work completed in one day (weather permitting). All of the existing light gray concrete sections will be removed. New concrete will be installed to match the 48” dimensions of the unaffected walkways. Space for the restoration of the grass verge area will be created. Please note: New sidewalks may need additional time to cure and may not be accessible until a day or two afterwards. Avoid walking on the new concrete until cones or safety tape has been removed. Phase Two: After sidewalk work is complete, Premium Lawn Care & Landscaping (our grounds contractor) will install soil to level and sod the affected verge areas. This time of year is perfect for sod installation as it requires minimal watering. Premium will monitor the sod and water if needed. There will be a safety tape and notice reminder set out the day before work is scheduled to remind residents about parking. Work will be scheduled to take place the day after the “all clear” is given on the concrete work and should be completed in less than one day. Only vehicles that are parked in spots that face or are adjacent to areas with disturbed soil will need to be moved. Please do not leave your vehicle parked after 8AM in one of these affected areas. Normal parking will resume by the time those returning from work after 5 PM arrive home. Phase Three: Fairfax County Water Authority will be notified after completion of Phase Two to trim the water cover boxes (the tubes) to match the new level of the grass areas. FFX Water requires a 3-5 day scheduling buffer so the water meter covers may be “up” for a few days after Premium finishes Phase Two. Please be mindful of these temporary tripping hazards, we will strive to have them trimmed to grade as quickly as possible. Just like Phase Two, parking in spots that are near the affected water meter boxes should be avoided for the day. Fairfax Water will need room to work so any vehicle parked nearby may hinder their ability to complete the work as planned. Residents will be notified as to which day the water meter work will be scheduled so residents can adjust their parking accordingly. Work is anticipated to take a few hours unless the need to replace a “tube” is deemed necessary. As work begins, we will distribute updates and reminders like this one to your door.
