I want to renovate the exterior of my home. What colors are acceptable?
With the exception of Bay Blue (Chesapeake #234), the Colonial and Chesapeake color choices of the McCormick Exterior Color Collection are acceptable colors for the exterior of your Amberleigh home. To see the acceptable color choice, visit the McCormick Paints website.

A tree in the forest behind my house is dead/damaged and I am afraid it is going to fall, possibly on my house/yard. Who do I call?
The first thing you need to determine is whether the tree is on Amberleigh community property or Fairfax County land. Most of the dense forest surrounding the community is Fairfax County property, while trees in the areas between units are usually on community property. If it is on Fairfax County property, call the County Parks department at (703) 324-8594. They should take your address and come look at the tree to determine if it is a danger or not. If it is, they will remove it at county expense. If the tree is part of the Amberleigh community, contact Armstrong Managment at armstrong@amberleigh.org so that it can be inspected and a determination can be made about whether the tree needs to be removed or trimmed.

Where can I buy replacement window springs?
Blaine Window Repair Service of Virginia carries replacement springs for most of the Amberleigh windows. It is located at 5410 Eisenhower Avenuenear the Van Dorn metro station.
Take one of the springs with you and they can match it with a new one or set of springs.

Trash Resolution
To assure that the Amberleigh community is maintained, safe and attractive, the Board of Directors has adopted a policy relating to trash. All Amberleigh residents are encouraged to review and understand the new rules and regulations. AAA Trash & Recycling Standards are available here.
All trash receptacles and recycle bins shall be removed from the streets, walkways, or front and side exterior portions of all lots following pickup on the day of the scheduled trash removal.
Trash receptacles may be put out for pickup no earlier than 5:00 p.m. on the day preceding the scheduled pickup.
Residents who put trash at the curb after the trash contractor has serviced the community or prior to the 5:00 p.m. period preceding the scheduled pickup will be called to a hearing before the Board of Directors.
No trash shall be placed in common areas for pickup unless placed in trash receptacles or trash bags.
If trash bags are used, they must be properly tied to ensure that trash does not fall out or blow throughout the community.
Trash including grass clippings and tree/shrubbery cuttings, shall not be disposed of in the wooded areas behind the lots.
If residents have large bulky items needing pickup they must call the trash contractor to obtain information as to what items can be removed by the contractor and when the item(s) will be removed. It is recommended that the resident call Management to inform them that a special pickup will occur and when.
Items placed out for normal pickup that are not removed by the trash company will be the resident’s responsibility and will be handled in accordance with the above rules.
If found in non-compliance with these rules at a hearing before the Board of Directors the owner may be assessed a monetary fee of $10 per day (up to 90 days) for a continuing violation or $50 for a one time offense.
And please don’t put trash from your home in receptacles located throughout the community. These receptacles have been strategically placed to allow for disposal of trash by residents using recreational facilities and/or by individuals walking through our neighborhood.

What are the rules and regulations for parking in Fairfax County?
All residents (and their guests) are required to observe Fairfax County parking rules and regulations:
Code of the County of Fairfax - Section 82-5-1. Parking prohibited in specific places.

What should I do if dogs are off their leash?
Fairfax County law requires pets to be on a leash when out of doors. Pet owners are also required by law to clean up after their pet. If you see someone in violation of the County ordinance, contact Armstrong Management Services (703-385-1133) and the AHOA Board. The quickest way to do that is to complete a Resident Input Form. Dog owners may be assessed a monetary fee if they do not comply.
Kids are congregating on my street, sitting in their cars with engines running, playing loud music and drinking. What can I do?
Call the non-emergency number of the Fairfax County Police (703-691-2131).
Several cars on my street aren’t registered in Virginia – some of them are commercial vehicles.
Vehicles that belong to non-military residents must be registered with the Commonwealth of Virginia and display two license plates. Neither commercial vehicles nor derelict vehicles may be parked in residential parking areas. Call the non-emergency number of the Fairfax County Police and report the incident via the Resident Input Form to the AHOA Board and Armstrong Management.
May we plant trees, flowers and/or shrubbery on common areas?
No. Only the AHOA Board may direct its landscaping contractor to plant on common areas. If a resident believes there is an area that requires beautification, complete a Resident Input Form or telephone Armstrong Management (703-385-1133) and make that suggestion.
Some residents are putting trash out earlier than community rules permit or after the trash has already been collected. What should I do?
Trash is collected on Tuesdays and Fridays (recyclables on Thursday) and may not be put out for pickup before 5:00 p.m. on the day preceding the scheduled pickup. If you know the resident in violation of Amberleigh policy, ask him or her to please put the trash behind their home until the next trash day. Home owners may be assessed a monetary fee of $10 per day for a continuing violation or $50 for a one-time offense. If you do not know to whom the trash belongs, pick it up yourself and store it in your trash receptacle – each time we telephone the AHOA handyman to do something we could easily do ourselves, it costs the Association a minimum of $50 for each trip to our community. Anything you can do to help will be appreciated.
Kids are on the basketball court or playground at night; sometimes cars are parked on the basketball court. What can we do?
Call the non-emergency number of the Fairfax County Police (703-691-2131). Amberleigh recreation areas – playgrounds, basketball, tennis and volleyball courts – close at dark. If you observe vandalism or damage to the facilities or believe non-residents are using the facilities, this is your best course of action. Fairfax County Police have assured the Board that names of the offenders will be made available to the Board for appropriate action.
Who replaces burnt out bulbs in our coach lights?
Each resident is responsible to replace burnt out bulbs and sensors in the front coach light (pole lamp) and wall mounted front and rear exterior lamps. Residents who consistently fail to comply with this Architectural Review Committee rule may be assessed a monetary fee.
Valley Crest is cutting down plants, nicking concrete, taking slices out of the Amberleigh hills, and sometimes forgetting to cut open yards.

If a contractor does work for a home owner and in doing so damages the property who is responsible to correct the problem?
The home owner is responsible to correct damage done to a common area by any contractor hired to complete work on the home owner’s property.

Amberleigh Tennis Courts
The tennis courts on Crestleigh Way and Birchleigh Way are locked. If you'd like to use the courts, contact Armstrong Management to secure a key (which is yours to keep until you leave the community). Armstrong Management representatives are available Monday through Friday during normal business hours. A $25 refundable deposit is required. Please keep the courts locked at all times in order to prevent damage, and remember to report any damage to the management company or a member of the Amberleigh Home Owners Association Board.
Front Yard Pole Lamp Maintenance
Homeowners/residents are responsible for the maintenance of the front yard pole lamps including replacement of bulbs and sensors. The following is a list of potential problems.
There are a number of electrical companies in the area who can provide an estimate and repair these lamp poles. There are also electrical supply companies in the area where parts may be purchased for repairs by the homeowner. Following are three companies. You are under no obligation to use any of these companies, their names are provided as a convenience.
The bulb and sensor are also available at any hardware store in the area such as HomeDepot, Lowes, and Fishers. HomeDepot stocks replacement coach light tops, which are made by Oceanside Coastal Lighting (Post Lite 213130).
Another inspection of the front pole lamp will take place in approximately 30 days to ensure that repairs have been made. If you have any questions, please call the Communications Team at Armstrong Management at (703) 385-1133.

Direct Debit Program
The Amberleigh Board of Directors is pleased to inform you that Armstrong Management Service’s is offering a Direct Debit Program for Amberleigh homeowners. This program will have your quarterly assessment deducted from your bank account automatically on the first day of each quarter. This program eliminates any possibility of a payment being missed or lost in the mail and the Association adding a late charge to your account. Any homeowner interested in the direct debit program should fill out the Direct Deposit Request Form and follow the instructions on the form. Also, feel free to contact Armstrong Management Service’s accounting department at 703-385-1133 to make the necessary arrangements or if you have any questions.
RV Parking Lot
The Board of Directors has instructed management to inspect trailers, campers, and boats in the RV parking lot. All vehicles in the lot must be registered with the Association. Any vehicles that are not registered will be removed from the parking lot at the owner’s expense. All vehicles stored in the lot must have current registration and if required a state inspection sticker. The Association’s towing company can be reached at (703) 525-0550. Please contact the Communications Team at Armstrong Management Service if you have a vehicle not registered with the Association so arrangements can be made to register the vehicle as soon as possible.
