Please note that these rules are not meant to restrict the use of your property, but are to ensure that all residents can enjoy a safe, clean, neat and livable community. Resident Rules

Residents are responsible for their rear yards,
which are to be neatly maintained, and lawns, which should be trimmed to
a height of not more than 3 inches.

Trash is picked up Tuesdays and Fridays and
should be put out curbside in the morning by 7 a.m. or after 6 p.m. the
night before. It must be securely boxed, bagged or in trash containers.

Recycle Pick-up is on Thursdays and follows the same rules as trash.

All dogs will be kept on a leash and under control when outside the house or a
fenced backyard and are not allowed in other yards.

Resident's pets are not permitted to urinate or defecate in others yards or on
common grounds. Pets must be “curbed” and solids bagged.

All residents are responsible for snow removal from the sidewalks in front of their residence.

All residents and guest vehicles on HOA property are required to meet county and state
regulations and must be parked in approved areas only, and away from yellow curbs.

RV’s and campers, boats and trailers must be parked in the R/V lot only and are prohibited
from all other parking areas. All vehicles must be registered with Armstrong Management.

The speed limit within the association area is 25 MPH on the state maintained road
(Crestleigh Way) and 15 MPH on the private streets.

Use of recreational facilities is limited to residents and their guests when the
resident is participating in the activity.

Loud music or noise is not permitted after 11 p.m.

All modifications to the exterior of any residence must be approved in advance by the
HOA board/architectural review committee and should be submitted by the owner.

Front lampposts need to be maintained and kept lit from dusk to dawn. Maintenance
includes replacing lamp and/or sensor when needed. Sensors may be ordered from
Adjusta Post (model 320). Call (330) 745-1692.

HOA dues are payable quarterly by the first of the month (January, April, July and
October) and are the responsibility of the owner.

Individual yard/moving sales are permitted with association approval.

Trash cans, toys, garden items and miscellaneous are not to be stored in front.

Riding of two wheel bicycles except for “training wheels” is not permitted on the sidewalks.
Holiday Decorations Resolution

Holiday decorations, such as but not limited to lights, figurines, garlands, etc., which will be on the exterior of your home or Lot, should not be installed more than three weeks prior to the designated holiday and should be removed within two weeks after the designated holiday.
An exception to this rule will be permitted for decorations for the December holidays, which may be put up on or after Thanksgiving Day and should be removed by January 31. Seasonal or decorative door wreaths are exempt from the conditions of this guideline.

All seasonal decorations and lighting must be in good condition and should not be installed so as to damage trees or other landscaping. Should damage occur on private property, it is the homeowner's responsibly to replace damaged trees or shrubs or restore them to their pre-damaged condition.

Common courtesy and the sensibilities of your neighbors and other members of the Association should be considered in the selection and installation of seasonal decorations. In addition, residents shall use good taste and mature judgment when decorating.
