Chimney Cap Repair Information

The Association has obtained general information for the residents within the community regarding chimney cap repairs. Below are several vendors that submitted price quotes to the Association for the various services that will be required on many chimneys in the community. The list of contractors includes A Step in Time, Commonwealth Roofing and Aluminum, JKRepairs It, and The Chimney Doctor NOVA, Inc.

Please remember to play it safe!

Please obey the 25 mph speed limit on Crestleigh Way and 15 mph limit on other community streets. We want everyone to be safe-from dog walkers and joggers to little ones in strollers. One way for children to stay safe (parental support needed here) is for them to avoid playing in the street and parking areas. Our community is fortunate to have some fine recreation equipment-a basketball court, two tennis courts, and three playgrounds. In addition, we have a lot of grassy areas for play so please remind children to play where they are safe.

Selling Your Home? – Don't forget to request a resale package.

We hope you'll stay for many more years and become more involved in the community. But when you do decide to sell your home, be sure to request a "Resale Packet."

State regulations require sellers to provide a Resale Disclosure Package to a prospective purchaser in advance of settlement. The package provides the prospective purchaser with regulations and information particular to our home owners association. Some of the components in a resale package include Articles of Incorporation, Declaration, By-Laws, Amendments, Resolutions, Architectural Guidelines, Current Budget and Financial Statements, statement of outstanding assessments and notification of any violations on the home for resale. Your Tax Dollars at Work?

Would you like the snow removed and grass cut on the path that stretches from Crestleigh Way to Barry Road and leads to the Springfield-Franconia Metro Station? How ‘bout street repairs made to Crestleigh Way? Wouldn’t it be nice if sidewalks along Crestleigh Way were maintained and snow and ice removed? Each is the responsibility of Fairfax County and/or the Commonwealth of Virginia.

The missing trash receptacle located on the Amberleigh side of the path to Island Creek will be replaced by the AHOA Board and once again will be maintained by an Amberleigh contractor. The Board will also investigate the cost of placing a “Deer Crossing” sign on Crestleigh Way.

If you’re not convinced that your tax dollars are being used wisely to help maintain our community and, instead, homeowners association dues are picking up a portion of the tab, contact Lee District Supervisor Dana Kauffman at (703) 971-6262 or via email at leedist@co.fairfax.va.us.

Communications

The AHOA Board works hard to keep the lines of communication open between homeowners, the Board, and Armstrong Management Services. That's why the Resident Input Form was designed and made available to all Amberleigh residents and non-resident homeowners.

Comments sent via the Resident Input Form are distributed to the Armstrong Management Services Communications Team, the Armstrong Site/Meeting Manager assigned to Amberleigh, and the AHOA Board of Directors.

Armstrong Management Services has advised the Board that its objective is to respond to each inquiry within two business days.

Board members, as well as several residents in attendance, indicated that homeowner inquiries sent more than a month ago have not yet received a response. After much discussion, the Armstrong Site/Meeting Manager advised the Board that Armstrong is looking for a Communications Team Leader at this time. Amberleigh residents are encouraged to continue to use the Resident Input Form. If a response is not received with 10 business days, please contact the Board directly at board@amberleigh.org
